The community must now be consulted before a development application (DA) is lodged for prescribed developments in greenfield areas that fall within 100 metres of a dwelling. Developers should check if recent changes to the exemption from pre-DA consultation in certain greenfield areas affect them.
Proposals to expand shops or shopping centres may now need to consult with the National Capital Design Review Panel, in some instances, before development applications are lodged. The Panel will now need to be consulted on projects where the floorspace of a shop in a residential, commercial, community facility or park and recreation zone increases by more than 2000m2.
Rural landholders can now build larger sheds, silos and other structures on their rural leases without development approval, reducing the regulatory burden on rural landholders who want to make their properties more productive and resilient in a changing climate.
